This episode with Brian Grimes was powerful! Inspired by a friend in college who was already finding success in the game at a young age, Brian went to work on his very first deal right after graduating. Brian purchased his first property via FHA and never looked back.
From living purely off of commission checks via his daytime job to sleeping in the basement of his first rental property, Brian knows the rocky road of entrepreneurship inside and out. Today, he runs his own construction business (over 300 properties renovated), all while committing to building up communities via an initiative he calls “dentrification” and owns a large portfolio across multiple states. 
In this episode, Brian talks about the mindset shift that has to take place when making the transition from employee to entrepreneur, how to cut your journey in half by finding a mentor, and the value of treating real estate like a sport.

1) Being afraid on your first deal is normal and it demonstrates that you’re aware of the risks of investing. Commit to learning something new everyday to build your skills and confidence.
2) Get to know “the contractor game” as early in your real estate career as possible to minimize your financial losses. Mentorship costs a few grand. The school of hard knocks costs at least 40 grand—sometimes significantly more.
3) Failsafe investing comes down to building a foolproof system that will sustain itself as you scale. Brian’s rule of thumb when creating a system is to work out whether or not it will continue to bring results even if he is bringing in 100 times as much business. The key is to make your system as simple as possible. Complex systems only work in a small, controlled environment.
