This episode with Niyi Adewole, an Atlanta-based realtor and investor, and a first-generation American hailing was powerful!
Niyi discovered the world of real estate almost by accident after he tried his hand at househacking and ended up with enough profit to cover his rent. Still, it wasn’t an easy road, as he illustrates through hard lessons learned in his early days as a landlord. But he refused to get discouraged, and as the years passed his portfolio has only continued to grow to over 20 units.
In this episode, Niyi shares why having a team is invaluable especially if you’re managing properties remotely, his best practices for managing an Airbnb property in Atlanta, and why he attributes much of his success to the power of networking.
Highlights
1) While we as investors all want to make money, it’s important to look at saving money as a win as well, such as through househacking, where you can reduce or completely eliminate your rent.
2) When buying a property with four units or less, you typically receive a conventional loan. More than that and your lending options will be on the commercial level.
3) When it comes to achieving financial freedom, it’s hard to build massive wealth through a W-2. It’s not impossible to do so, but the upside can be exponential if you dedicate 40+ hours a week on your own business versus a full-time job.
